Community Manager
Seeking a high:energy leader who possesses an entrepreneurial outlook and embraces innovation, service, and continuous improvement

Financial Management : You know just what it takes to ensure your community achieves the income expectations in your operating budget. You make every detail (and dollar) count. You are fluent in variance reports, pricing dynamics, and local rental ordinances.
Customer Service : You are a problem solver who does what you can to make residents lives easier. You know the buck stops with you, but you are just as happy to pitch:in and help your team by touring prospects and answering phones whenever the office gets busy.
Leadership : You lead by example and work closely with your service manager to ensure your teams have the resources and training they need to thrive. Their success is your success, and you have a natural passion to coach and develop your whole team to see them grow.

Responsibilities:
:Oversees the day:to:day financial, sales, marketing, maintenance, and administrative operations of the community
:Effectively manages personnel throughout their employment lifecycle, i.e., selection through separation. This includes candidate selection, career planning and development, accountability and performance management, and recognition
:Manage expenses closely and within budget, communicate any overages in advance, actively pursue expense savings.
:Maintains the highest level of customer service for prospects, residents, vendors, and corporate departments
:Manages financial performance and remains current on market conditions
:Pursue revenue via additional opportunities through other income audits; actively participate in rate setting for new leases and renewals ensuring we are maximizing rental income.
:Compliance with company standards as defined in the Human Resources and Operations Manuals, and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC

REQUIREMENTS
:You Like to Be Kept On:Call : You know your community never shuts down just because your office closes at 6pm or your personal workweek ends on Friday. Even though you may be out of the office, you always tell your team that youre only a phone call away if they ever have rental questions or there are maintenance emergencies. Of course you will have plenty of time to be Off:Call... we still want you to have relaxing weekends and take fabulous vacations so you can come back refreshed and rejuvenated. :Your Experience : Property management is nothing new to you. You have been in the industry for at least three years already and have been successfully managing people for two of them. You are well versed in the legalities of property management and understand property accounting, the dynamics of rental markets, and effective team leadership.
:Your Education : Bachelors degree is preferred.
:Your Certifications : Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
